DAVID LINDAHL is one of America’s most active private real estate investors. Starting in 1995 with just $800 he built a commercial real estate portfolio worth more than $240 million by 2010.

Known for his expertise in turning around apartment buildings and boosting their cash flow, Dave has rehabbed more than 1,000 units in the last decade and today controls more than 7,200 units.

Dave’s accomplishments are a classic American self-made success story. In the 1990s his “personal recession” was in high gear. He ran a small commercial landscaping company, but was literally frozen out of work for months every winter. He was living in a small apartment in a blue collar, working class community outside Boston and could barely afford the meager rent.

His landscaping business opened his eyes to how much money could be made in real estate. The apartment building owners that he did landscaping for had steady and substantial cash flow that was recession proof. Dave wanted in on the action. He wanted to own income producing real estate like his commercial real estate clients.

Being broke, however, meant there was no point in Dave going to the bank for a loan. If Dave was going to buy an apartment building, the money would have to come from other sources. Dave researched the “nothing down” strategies that investors were using to buy single-family homes and he adapted those techniques to apartment buildings. In his first year he bought 9 small apartment buildings including the 3-flat that he lived in. With the techniques he was developing, having no money was no obstacle to buying real estate.

Dave quickly developed techniques for fixing and flipping apartment building, and rolling his gains into larger properties. He has bought, rehabbed and sold more than 200 buildings, and today focuses on large apartment complexes. In 2010, a private investment group based in Germany placed $1.5 billion dollars at his disposal for investing in U.S. real estate. The investment group is particularly interested in buildings located in areas that Dave has identified as emerging real estate markets. These are areas and properties that fit Dave’s strategic profile and thus have potential for significant and swift price appreciation.
